What you are paying for when sunken pavers are lifted and reset

In shortRepairing sunken block paving starts from 30 € per m² plus IVA, charged only on the affected area. The price covers lifting the pavers, correcting the base underneath and relaying the same blocks. Extras such as replacing broken pavers, dealing with roots or adding drainage are separate lines. On a drive where only the wheel tracks have dropped, this is usually far cheaper than repaving the whole surface.

How much does it cost to fix a sinking driveway?

Our published rate for repairing sunken pavers starts from 30 € per m² plus IVA at 21 %. That is a starting figure for a standard repair, applied to the square metres actually lifted, not to the whole driveway. A dip of 8 m² along a wheel track is priced on those 8 m², plus any separate lines the site requires.

The word 'from' matters. The base under sunken paving can be in very different states. Sometimes a few centimetres of laying bed have been washed out; sometimes the aggregate below has failed across a wider zone. The rate covers the normal correction, and anything beyond it is quoted as a clearly separate item, so you can see why the price differs.

In gross terms, 30 € net becomes 36,30 € per m² with IVA. For a 10 m² repair, that is 300,00 € net and 363,00 € total as the starting point. The detailed scope is on our paving repair cost page.

What exactly is included in the repair rate?

Three steps are included: lifting, base correction and relaying. The pavers in the sunken area are lifted and set aside, the base underneath is brought back to the correct level and compacted, and the same pavers are laid again, jointed and compacted so they lock back into the surrounding surface.

  • Lifting the pavers in the affected zone and cleaning them for reuse.
  • Correcting the base: removing the failed material, adding and compacting new material to the right level.
  • Relaying the original pavers in the same pattern, so the repair blends with the rest.
  • Jointing and compaction of the relaid zone.

Reusing the original blocks is what keeps the repair affordable and visually consistent. New pavers of the same model may differ in shade from blocks that have been in the sun for years, so relaying the originals is usually the better result as well as the cheaper one.

What is charged on top of the from-30 € rate?

Anything that goes beyond lifting, correcting and relaying is a separate line. These items are not always needed, but it is useful to know them in advance so that a quote with extra lines does not come as a surprise.

  • Replacement pavers where originals are cracked or broken when lifted.
  • Deeper base reconstruction when the failure extends well below the laying bed.
  • Work around tree roots that have lifted or pushed the paving.
  • Resetting or adjusting manhole frames and inspection chambers inside the repair zone.
  • New drainage channels or gullies where standing water caused the problem.
  • Disposal of excavated material that cannot be reused.

Each of these appears in the quote with its own unit and price. If the extent is uncertain before lifting, the line is marked conditional: the rate is agreed in advance, and it is charged only if the condition is actually found.

Why does the cause of sinking matter for the price?

Because repairing the surface without dealing with the cause means paying twice. Pavers sink when the base underneath gives way, usually because of water washing out fine material, a base that was too thin, a trench that was badly refilled, roots, or traffic heavier than the base was built for.

If water is the cause, the repair must include a way to lead it away, otherwise the new base will wash out in the same place. If a service trench is the cause, the refill along it has to be redone. Identifying the cause before quoting is the speciality of our sister site; see why block paving sinks for the full explanation.

When is repair cheaper than replacing the paving?

Repair is cheaper whenever the sinking is limited to part of the surface and the pavers themselves are reusable. A typical example is a driveway where the wheel tracks have dropped but the rest is level: repairing those strips costs a fraction of repaving the whole drive on the turnkey rate of 84 € per m² plus IVA.

Replacement starts to make sense when the sinking is spread over most of the area, when many pavers are broken, or when you want a different look anyway. In that case the repair rate would be applied to almost every square metre, and a full rebuild with new base layers becomes the better investment. The comparison is laid out on the block paving cost page.

There is a third option for surfaces that are level but faded: renovation without replacement at 15 € per m² plus IVA. It is not suitable for sunken paving, though. A coat of tinted resin on a surface that moves will crack along the same lines.

How can I get an accurate repair quote?

Send close-up photos of each dip with a shoe or tape measure for scale, one wider photo showing where the dips are on the drive, and a note on whether water collects there after rain. If there are manholes, trees or downpipes nearby, include them in the picture, because they often explain the cause.

If you are away, a neighbour or property manager can take these photos after a rainy day, when standing water shows exactly where the surface has dropped. That single set of pictures often tells more about the cause than a dry-weather visit. Mention also whether vehicles use the area daily, occasionally or not at all, because traffic affects how the base has to be rebuilt.

From that, we can estimate the area to be lifted and identify likely extras. The quote shows the repair at the published rate, the likely extras as separate lines and any uncertain items as conditional. For more on preparing photos, see quotes from photos and m². Frequently asked questions

What is the price to repair sunken pavers?

From 30 € per m² plus IVA at 21 %, applied to the area actually lifted. The rate includes lifting the pavers, correcting the base and relaying them. Extras such as broken pavers, roots or drainage are priced as separate lines.

Is the repair rate charged on the whole driveway?

No, only on the square metres that are lifted and relaid. If two wheel tracks of 5 m² each have sunk, the repair is priced on 10 m², plus any separate items the site requires, such as adjusting a manhole frame.

Can my existing pavers be reused?

In most cases yes. Lifted pavers are cleaned and relaid in the same pattern. Reusing them keeps the colour consistent with the rest of the surface. Cracked or broken blocks are replaced and priced as a separate line.

Why is the repair price given as from 30 €?

Because the condition of the base varies. The rate covers a normal correction. When the failure goes deeper or covers a wider area than expected, the additional work is shown as a separate line with its own price, agreed before it is carried out.

Does the repair price include fixing drainage?

No. If water is causing the sinking, a drainage channel, gully or change in falls may be needed, and that is quoted separately. Without dealing with the water, a repair can fail again in the same place.

What does it cost to remove and reset pavers around a manhole?

The lifting and relaying of the surrounding pavers is priced at the repair rate on the affected area. Adjusting or resetting the manhole frame itself is a separate line, because it involves different work and sometimes different materials.

Is it cheaper to paint over sunken paving?

Painting does not fix sinking. A renovation at 15 € per m² plus IVA is only suitable for stable surfaces. On sunken or moving paving the coating would crack and the dips would remain, so the base has to be repaired first.

When should I replace the paving instead of repairing it?

When sinking affects most of the surface, many pavers are broken or you want a new look. In those cases a turnkey rebuild at 84 € per m² plus IVA, with new base layers, is often better value than repairing almost every square metre.

Can you quote a repair from photos?

Yes. Close-ups of each dip with something for scale, a wide shot of the drive and a note about water after rain are usually enough for a first quote. Uncertain items are marked conditional until the pavers are lifted.

Do tree roots increase the repair cost?

Usually, because the roots must be dealt with before the base is rebuilt, and the layout near the tree may need changing. That work is quoted as a separate line, depending on the size and position of the roots.
