How much does it cost to fix sunken block paving?
Fixing sunken block paving starts at €30 per m² plus IVA, which is €36.30 per m² with IVA at 21 %. That rate covers three steps: lifting the pavers in the affected area, correcting the base that has failed underneath, and relaying the pavers to the right level with their joints refilled.
The word 'from' is there for a reason. A shallow dip in a wheel track, where the bedding has simply compressed, is close to the starting rate. A section that has dropped over a backfilled service trench, around an inspection chamber, or where tree roots have pushed the surface up and broken the base, involves more digging, more new material and more time per square metre.
| Situation | How it usually compares with the starting rate |
|---|---|
| Shallow dip in a wheel track, pavers reusable | Close to €30/m² + IVA |
| Settlement along a trench or around a chamber | Above the starting rate; depends on depth of the failed fill |
| Pavers lifted by roots | Above the starting rate; root work and base rebuilding added |
| Broken or missing pavers to replace | Starting rate plus the cost of matching pavers |
| Whole surface sinking or rocking | Often closer to full relaying; compare with the turnkey rate |
What exactly is included in the repair rate?
The repair rate includes the work needed to put the paved area back on a stable footing: taking up the pavers, correcting the base, rebuilding the bed and putting the pavers back. It assumes the original pavers can be cleaned and reused, which is common with concrete blocks.
- Lift the pavers in the dropped area and a margin around it, stacking them for reuse.
- Dig out the loose or washed-out material and correct the base with suitable fill, compacted in layers.
- Spread and screed a fresh grit bed to the level of the surrounding paving.
- Relay the original pavers in their pattern, cutting new ones only where needed.
- Refill the joints and compact the repaired section so it locks into the rest of the surface.
What the rate does not include is new material beyond what the repair itself needs, any drainage work to stop the water that caused the problem, or removing a large amount of waste. When those are required they appear as separate items, and the page on what a paving quote covers explains how such items are written.
Where a few pavers have cracked during lifting or were already broken, we try to source matching blocks of the same format and shade. Older colours are sometimes no longer made, and in that case the closest available match is proposed before work starts, or sound pavers from a less visible corner are moved to the repaired area and the replacements go where they will be noticed least.
Why does the cause of the sinking matter for the price?
Because a repair that ignores the cause tends to sink again, and the cause determines how deep the work goes. Paving sinks when what lies beneath it moves: a base that was too thin, water washing out fine material, a poorly compacted trench, or roots lifting and breaking the layers.
We look at photos of the dip, the surrounding joints and any drains or covers nearby before giving a figure. If the cause looks like water, the quote may include work on the falls or a channel; if it is a trench, the failed fill is dug out to firm ground. For the technical side of diagnosis, our specialist repair site has a page on finding the cause before repairing, and another on sinking in garage entrances and wheel tracks.
Is it cheaper to repair or to relay the whole surface?
Repair is cheaper when the problem is local and the rest of the surface is sound. When sunken areas appear all over a driveway, or the whole surface rocks underfoot, patching section after section can end up costing more than rebuilding it properly.
As a rough guide, compare the repair area at the repair rate with the full area at the turnkey rate of €84 per m² plus IVA, which includes a new sub-base, soil-cement, pavers, grit bed and kerbs. If the sinking covers most of the surface, the numbers often get close, and a full rebuild gives you a new base everywhere rather than in patches. The article what a sunken paver repair price includes goes through this decision in more depth.
There is a middle option. Where the pavers are in good condition, relaying the whole area on a corrected base, reusing the existing blocks, can be priced as a large repair rather than as new paving. That keeps the colour and the material cost down while solving the base problem across the surface. The block paving cost per m² page shows the turnkey and labour-only figures for comparison.
What else can push a repair above the starting rate?
Apart from the cause, the main factors are access, the size of the job and the paver itself. A small repair still carries fixed costs, such as bringing tools and materials, so a very small area may be quoted at a higher rate per m² than a larger one.
- Very small areas, where setting up the job is a large share of the total.
- Pavers that are discontinued or cracked, so that matching replacements must be found.
- Natural stone or clay pavers, which take more care to lift and relay than concrete blocks.
- Repairs next to walls, steps, pool edges or chambers, where every block is cut by hand.
- Restricted access, for example on a terrace above the street or behind a narrow gate.
The page on factors that move paving prices covers these in general, and the guide on what pushes the price up shows how they combine. None of them is hidden: each one is named in the written quote with its own line, so you can see why the rate is what it is.
How can you get a repair price without a site visit?
Send a wide photo of the area, a close-up of the dip with something for scale, and an approximate size. That is usually enough for an indicative figure, which we confirm on a visit once you decide to go ahead.
It helps to tell us when you first noticed the sinking, whether water stands there after rain, and whether any pipes, drains or chambers run under that part of the drive. For owners abroad, a neighbour or property manager can take the photos. Send us a photo and the approximate m² – free, no-obligation quote. The guide on getting a quote from photos lists the most useful shots.
Frequently asked questions
How much does it cost to fix a sinking driveway?
Repairing a sinking block paved driveway starts at €30 per m² plus IVA, or €36.30 per m² with IVA. That covers lifting the pavers, correcting the base and relaying them. Deeper causes such as trenches, chambers or roots raise the rate above that starting point.
Can my original pavers be reused?
In most repairs, yes. Concrete pavers are lifted, cleaned and relaid in their original pattern, which keeps the colour consistent and the cost down. Only cracked or broken pavers need replacing, and their cost is added to the quote.
Why is the repair price given as 'from'?
Because the depth and cause of the problem vary. A shallow dip from compressed bedding is close to the starting rate; a section over a failed trench or lifted by roots needs more excavation and new fill, which raises the price per m².
Does the repair price include fixing drainage?
No. If water is the cause of the sinking, work on the falls, a channel or a gully is quoted as a separate item. Repairing the base without dealing with the water would leave the same problem to return.
Is a small repair charged at the same rate per m²?
Not always. Very small repairs carry the same fixed costs of tools, materials and travel as larger ones, so the rate per m² can be higher. Grouping several small dips into one job usually gives a better overall price.
When is it better to relay the whole driveway?
When sinking appears in several places or the whole surface rocks, a full relay on a corrected base often makes more sense. Compare the repair area at the repair rate with the full area at the turnkey or relay price before deciding.
Can you repair sunken pavers around a manhole cover?
Yes. Sinking around chambers and covers is common because the fill around them is hard to compact. The repair digs out the failed material, rebuilds the base and relays the pavers by hand around the frame. It usually costs above the starting rate.
Do you also repair natural stone or clay pavers?
Yes. The same principle applies, but natural stone and clay pavers need more care when lifting and relaying, and replacements can be harder to match. This is reflected in the rate, which is shown in the written quote.
What photos do you need for a repair quote?
A wide shot of the whole area, a close-up of the sunken section with an object for scale, and a photo of any drains, covers or trees nearby. Add the approximate area and a note on when the problem started and whether water collects there.
Is IVA included in the repair price?
No. The starting rate of €30 per m² is net, and IVA at 21 % is added, giving €36.30 per m². Every written quote shows both the net total and the total including IVA.
