Who is it for?

The owners for whom a turnkey paving package makes the most sense

In shortTurnkey block paving (84 € per m² plus IVA, up to 150 m²) is made for owners who want a finished surface from one contractor: people paving bare ground or replacing an old surface, owners who are abroad, recent buyers upgrading a property and landlords of rental villas. It is not the right choice for sunken paving that only needs repair, for sound surfaces that only need renovating, or for owners who already have materials and a base.

What exactly does the turnkey package contain?

It contains every layer and material needed for a new block paved surface, plus the work to install it. Our turnkey rate is 84 € per m² plus IVA for areas up to 150 m² and includes zahorra, soil-cement, 10×20×6 cm concrete pavers, a gravel laying bed, kerbs and documentation, together with laying, levelling, jointing and compaction.

What it does not contain is anything specific to your site beyond the standard job: removing an existing surface, disposing of the rubble, dealing with difficult access or extra base correction. Those appear as separate lines. The full description of the rate is on block paving cost per m².

Is turnkey right for owners who live abroad?

Very often, yes. Owners who spend part of the year in the United Kingdom, Scandinavia, the Netherlands or elsewhere rarely want to coordinate a supplier, a delivery and a contractor from a distance. Turnkey puts all of that with one person: the material is ordered, received and checked as part of the job.

It also simplifies communication. You approve one itemised quote in English, receive photo updates while the work is under way and get one invoice at the end. The only thing needed on your side is access to the property on the agreed day, which a neighbour, a key holder or a property manager can usually provide.

Does it suit people paving bare ground or replacing an old surface?

This is the core case for turnkey. If the area is currently soil, gravel or an old surface that has to come up, there is no base to lay on, and the layers have to be built from scratch. Buying them separately and paying labour only would end up covering the same items, with more coordination.

  • A gravel drive that is being upgraded to a paved surface.
  • A villa entrance where the old concrete is cracked across large areas.
  • A garden zone being turned into a parking space or a terrace.
  • An area beside the pool where loose stone is being replaced with pavers.

In each of these cases the quote combines the turnkey rate with separate lines for whatever has to be removed first. Our guide what pushes the price up shows which of those lines are most common. Nothing is folded into the rate.

What about recent buyers and landlords?

Recent buyers often arrive with a list of improvements and limited time on site. A turnkey package lets them tick the outdoor surface off the list with a single decision, often while they are still organising other trades. A clear, itemised figure is also easier to set against the overall renovation budget.

Landlords of rental villas value predictability. A turnkey quote with fixed rates and clearly marked conditional lines makes it possible to plan the work between bookings and to know the cost range before committing. Photo updates help when the landlord manages several properties remotely.

Who should choose a different option?

Turnkey is the wrong tool for jobs that do not need a new surface. Being honest about this saves owners money, and it is part of how we quote: if the photos point to a cheaper, more suitable solution, that is what we propose.

  • Sunken pavers in limited zones: a repair from 30 € per m² plus IVA, charged only on the lifted area.
  • A sound but faded surface: a renovation at 15 € per m² plus IVA, without replacing anything.
  • A prepared base and pavers already bought: labour only at 16 € per m² plus IVA, kerbs separate.
  • A broken surface where you want a stamped concrete look: we also pour new stamped concrete, quoted individually from photos and m², as there is no published rate for it.

Repairs are explained on the paving repair price page and renovations on the restoration price page. If you are unsure, send photos and let the quote decide the category. The quote will say clearly if another category fits better than turnkey, and why that choice saves you money.

Does turnkey work for communities and large areas?

It does, with one adjustment: above 150 m², the turnkey rate is studied individually and a discount can apply, without a fixed published percentage. Community car parks, shared entrances and large estates often exceed that size, so their quotes say so explicitly.

Communities also need the owners' meeting to approve work on common elements under the Horizontal Property Law; the administrator can confirm the exact majority required. A single turnkey figure is often easier for the meeting to discuss than a combination of material and labour quotes.

What does a turnkey quote typically look like?

A turnkey quote is short at its core and detailed at its edges. The main line is the measured area multiplied by the turnkey rate. Around it sit the site-specific lines, each with its own unit and price, and at the bottom the net total, the IVA at 21 % and the gross total.

  1. Main line: turnkey block paving, area in m², 84 € per m².
  2. Removal of the existing surface, where there is one, priced according to what is there.
  3. Rubble transport and disposal, priced according to the material.
  4. Access or handling, where the gate, steps or distance require it.
  5. Drainage channel or gully, where the slope or the photos call for one.
  6. Conditional line for extra base correction, charged only if needed.
  7. Net total, IVA at 21 % and total including IVA.

For a 40 m² drive, the main line alone would be 3.360,00 € net, or 4.065,60 € with IVA. Everything else depends on the property, which is exactly why it is listed separately rather than blended into a higher rate.

How do I find out whether turnkey fits my property?

Send photos and the approximate area, and say what you want to achieve. We will tell you whether turnkey is the right category or whether a repair, a renovation or labour only would serve you better, and price the option that fits. The article labour only or turnkey for different owners gives more examples. For a quick band before asking, enter your area in the paving calculator. Frequently asked questions

What does the turnkey paving package include?

At 84 € per m² plus IVA, up to 150 m², it includes zahorra, soil-cement, 10×20×6 cm concrete pavers, the gravel bed, kerbs and documentation, plus laying, levelling, jointing and compaction. Removal of old surfaces and rubble disposal are separate lines.

Is turnkey suitable if I am not in Spain?

Yes, it is often the most practical option. Materials are ordered, received and checked as part of the job, and you follow progress through photo updates. Someone only needs to give access to the property on the agreed day.

Is turnkey the right choice for a sunken driveway?

Usually not. If the sinking is limited to some zones, a repair from 30 € per m² plus IVA on the lifted area is more economical. Turnkey makes sense only if the sinking and damage cover most of the surface.

Can I use turnkey with my own choice of paver?

The turnkey rate refers to the standard 10×20×6 cm concrete paver. A different paver can be quoted individually, with the material shown separately. If you have already bought the pavers, labour only is the better structure.

Is turnkey good for a rental villa?

Often, because it gives a predictable, itemised figure with fixed rates and clearly marked conditional lines. That makes it easier to plan the work between bookings and to know the cost range before committing.

Does turnkey include taking away my old driveway?

No. Lifting or breaking up the old surface and disposing of the rubble are priced as separate lines, because they depend on the material and the access. Both appear in the same quote as the turnkey rate.

Is there a discount for large community areas?

Above 150 m², the turnkey rate is studied individually and a discount can apply. There is no fixed published percentage; the figure is given in the written quote according to area, access and conditions.

Who should not choose turnkey?

Owners whose surface only needs repair or renovation, and owners who already have a sound base and the pavers. For them, the repair rate, the renovation rate or labour only will cost less and solve the actual problem.

Can a community approve a turnkey quote directly?

The owners' meeting must approve work on common elements under the Horizontal Property Law. A single turnkey figure is often easier to present and vote on. The exact majority needed should be confirmed with the community administrator.

How do I know which category my job falls into?

Send photos and the approximate area. The quote identifies whether the job is new paving, repair, renovation or labour only, explains why and prices that option. If more than one is reasonable, both can be shown.
